The sublease is for 1 or 2 rooms (if you know a potential roommate) at 303 Flats right on Henley Bridge. I have lived at 303 flats for a year and a half, and I have always had a wonderful experience. I'm only moving out because I graduate in December, and I recently accepted a job in Atlanta. My apartment has countless amenities that are truly hard to match. 303 Flats came fully furnished with a dresser, full-sized bed, and a nightstand for each room. I love having my own room, private bathroom, large walk-in closet, and a window overlooking the river and Neyland Stadium. The apartment is meant to house 4 residents, however, one of the rooms is currently vacant. In comparison to last year, I can tell you there is much more space throughout the apartment in general. This is a very underrated perk. I love the extra space for food storage in the pantry and fridge. One less roommate means less clutter, trash, and an overall lower utility bill. The common area in my apartment has wooden floors, two all-glass window walls that give a gorgeous view of Neyland and the river. The common room comes with a large sectional L-shaped couch, a 50-inch TV with cable and a TV stand (with ESPN, HBO, SEC network, and Cinemax included), and we also purchased a nice wooden coffee table as a centerpiece. The apartment has a full kitchen with an oven, stove, microwave, dishwasher, garbage disposal, and full-sized refrigerator with freezer and icemaker. It also includes a large, in-unit washer and dryer. The trash shoot is no more than 10 feet from our specific unit. There are free assigned parking spots in a secure garage (with many cameras) on the same floor as our unit. There are also plenty of guest parking spots available. Walking to my classes on the Hill only takes 15 minutes, but walking to the central campus takes about 20-25 minutes. However, 303 Flats offers free KAT bus passes that pick up right from 303 Flats drop off right by HSS frequently. They also return residents on the same route on school days and weekends as well. There is a 24-hour gym with all kinds of machines and equipment needed for a complete and well-rounded workout. There is also a yoga room with a free weekly yoga instructor. There are many study rooms with free and fast Wi-Fi throughout the entire complex. There are large public "hangout" areas with shuffleboard, pool (billiards), Foose ball, ping-pong, and free coffee to get your morning started right. The apartment also comes with a large resort-style pool accompanied by an outdoor kitchen and grill. In addition, there are tanning beds, a dog park, a dog wash, bicycle storage, a computer/gaming lounge, and free printing... the list seems to never end. The management is on-site and the maintenance team is available 24/7 to quickly resolve any issues. The front desk has always been very friendly to help me out with any questions, concerns, or suggestions. I currently have two roommates that are willing to meet and greet you in advance, but I promise you they are very considerate, clean, and always willing to help. The layout (Gallatin) is normally $740/month + $100/month for a parking space. However, I got an incredible deal for only $680/month (including parking) since I resigned from last year.
