These 3 adjacent unrestricted tracts (5.07, 5.9, and 8.19 acres) are perfect for small homestead, getaway, or residence. These unrestricted tracts are located on the Cumberland Plateau in Wilder, TN (Fentress County) and close to great outdoor recreational activities (less than an hour from Dale Hollow Lake, Obed Wild and Scenic River, Big South Fork National Recreational Area, Catoosa Wildlife Management Area, etc.). These tracts are located at the end of a cul-de-sac. You can drive right onto these properties from the county maintained gravel road (Carter’s Run). These fully wooded tracts have ferns, mountain laurel, hemlocks and mature hardwoods. The flat to gentle sloping plateau area runs along the front of the property accessed by a good gravel county maintained road. After the flat to gentle sloping plateau area there is a drop off allowing views of the adjacent ridges. After the plateau area the properties drop off at varying degrees depending on the tract. Some have old roads through them. One of the tracts boundaries is less than 300 ft from Big Laurel Creek which is a local swimming hole. Electricity runs up to the adjacent tract and should not be difficult to get to these tracts. City water is available along Laurel Creek Drive, but it is unknown what it would cost to get it to these tracts. Underground phone cable is run back to the cul-de-sac.

Complete Owner Financing. You pay a $1000 closing fee and then start monthly payments starting 30 days thereafter. $500 of the closing fee is required to lock in the property and the remaining $500 is due back with the signed contract approximately 15 to 21 days after receipt of the first payment of the closing fee. The price of the 5.07, 5.9, and 8.19 acre tracts are $$36,400, $37,800, and $43,500 respectively. At this minimum, the monthly payments are $279.88, $290.65, and 334.48, respectively.
