2BR / 1Ba 800ft2 available now
2 bedrooms, 1 bathroom, about 800 square feet. Front and back covered porches.
Located in Philadelphia TN about a couple miles off of exit 68 on Interstate 75.
Just 20 minutes from west Knoxville!
Nice yard. Friendly community with churches and an elementary school just down the street.
City water, septic system.
I do have a good tenant who has leased the house for about 5 years,
so you need to either be a cash buyer or pre-approved in financing in order
for me to coordinate a showing. I don't want to bother her unless you know you want to buy it.
(and the banks are strict about repairs needing to be done to loan money, so you might need to be a cash buyer).
Sorry, but the only recent interior pictures I have are these and they are from a video I took so it's not great quality.
The house is decent enough condition now to be livable, but it needs to be pretty much totally renovated if you plan on
buying it to resale for a profit. The roof is not leaking, but the shingles haven't been changed in over 20 years.
The exterior siding and soffits are starting to deteriorate and needs new siding and soffits.
(the original siding is still underneath the newer siding and helping to not allow rain to get to the wood structure,
the wood structure of the house is still in good shape).
The interior needs to be renovated too, everything is very much outdated (windows, cabinets, etc.)
The central heat and air does not work and needs to be replaced.
(I have been providing window air conditioners and area heaters lately, and that has been working well).
But if you're buying to renovate it to resale it, you'd redo all of those things anyway...
I don't have to sell, I'm not in a desperate situation, just seeing if anyone would like to buy it and fix it up
instead of me fixing it up (and then soon after having tenants run it down again).
In consideration of these things I'm willing to sell the house deeply discounted for $69,900.
(much lower offer than that and it's not worth selling it to me, to let go of the house and lose the monthly cash flow).
I'm not interested in realtors nor flippers, just someone to buy it either for themselves to fix up and live in or someone
to buy for themselves to fix up and resell for a profit. 865 area code
